That matters because amenities are not theoretical. They are there now. We can move in and use them immediately.

There is also a district improvement tax in Nexton, bringing the total annual tax picture to about $3,200 per year for this property.

The layout gives us five bedrooms, three full baths, and 2,815 square feet. That is a lot of house for the money. The garage is attached at the front, the driveway is long, and there is a formal dining room or office flex space near the entrance.

The pantry is generous, the kitchen is functional, and the builder includes appliances, including the washer and dryer. That last part matters because in many builder deals, those costs sneak up on us after closing.

The primary bedroom is also larger than many people expect at this price point, with room for more than just a bed. There is enough space to create a seating area or TV zone if that matters to us.

And one detail worth noting is the insulation package. This builder uses spray foam insulation as a standard feature, filling tight spaces throughout the home for better energy performance. In this market, that is a meaningful plus.

So if we want more privacy, we are probably talking about landscaping, trees, and additional outdoor spending.

The covered rear area is functional, but if we want the same kind of screened comfort or pull down privacy shades we saw in the resale home, that is another project.

Inside, the kitchen is nice but may inspire changes. One suggestion was adding additional cabinetry and quartz along an open wall to improve storage and create more seating. Great idea. Also more money.

The primary shower is serviceable but not oversized. If we dream bigger, that becomes another contractor conversation.

This is the temptation with new construction. We walk in thinking everything is done because it is brand new. Then the punch list starts growing:
