7 Things to Know Before Moving to Charleston, SC - A Local's Perspective

So, a little over nine years ago, my family and I made the move to Charleston, South Carolina, without really knowing too much about the city or the area. We did our due diligence and research initially, but there weren't YouTube videos showcasing how amazing it is to live here or the potential downsides.

Here is a list of seven things I wish I would have known before making the move. If you're thinking of moving with your family or by yourself, you might want to know these seven things as well. And I'll tell you what, number seven drove me crazy!

1. The Weather

Growing up in New York, I was used to very cold winters and barely hot summers. Maybe you got two months where it's really hot. But moving down to Charleston, I found that we have very mild winters and very hot and humid summers. Our hottest months are usually July through September, but even in June, it gets pretty hot. The heat index can push it into the hundreds, making it very uncomfortable for those who aren't used to such heat.

2. The Bugs

Yes, there are bugs everywhere, but Charleston has its unique set of bugs. Aside from the mosquitoes, we have what we call "no-see-ums," which are biting gnats. Bug spray does nothing for them, but moisturizing lotions can help keep them away. There are also palmetto bugs, which are essentially flying cockroaches. They're huge and can be found both inside and outside your house.

3. The Allergies

The pollen game here is strong. Pollen season is brutal, covering everything in a thick layer of yellow. Even if you don't have allergies, this season can affect you. I highly suggest stocking up on allergy medication right when you move here.

4. Hurricane Season

Hurricane season can be very intimidating. It lasts from June through November, with the most active times being August and September. Mandatory evacuations are a reality, so it's important to have a plan in place.

5. The People

Southern hospitality is real, but so is the occasional rudeness, especially online. When I first moved here, I got a lot of comments about being a "Yankee" from New York. However, most people you'll meet are friendly and welcoming.

6. The Traffic

Charleston traffic can be divided into general traffic, tourist traffic, and beach traffic. While it's not as bad as some major cities, it can be frustrating. Beach traffic is particularly challenging since our beaches are on islands with one road in and out. Going early in the morning can help you avoid the worst of it.

7. The Live Music Scene

One of the best things about Charleston is the live music scene. There are plenty of outdoor pubs and restaurants with live music stages. The local talent is impressive, and you might even catch a performance by Darius Rucker, who lives here.

When it comes to energy efficiency, look for smart features and expertise to help you save energy and money and add value to your home.

1. Begin with a Right-Sized Home.

If the home you buy is simply too large for you or your family’s needs or plans, you stand a good chance of wasting energy through excessive heating and cooling costs. If it’s too small, you’ll feel cramped and uncomfortable. It’s a big investment, so seek balance and buy it “right” from the outset.

2. Purchase Energy Star Appliances Such as Your TV, Dishwasher, Washer and Dryer, and Microwave.

And especially the refrigerator, as it alone contributes about 10 percent of the energy use in a home. Also, unplug electronics not in use or turn off power strips to avoid phantom charges.

3. Install Efficient Lighting Such as Compact Fluorescent (CLF) or LED Bulbs in Every Fixture.

Lighting accounts for about 6 percent of an energy bill each year.

4. Get an Energy Audit and Have Tests Performed to Identify Ways of Improving Your Efficiency.

There has been some discussion recently on home prices in relation to mortgage rates. Some believe if there is a rapid rise of mortgage rates, home prices should decrease. Logically it makes the most sense for the price of the house to drop when interest rates are rising, but this is not always the case.

This theory of home prices decreasing is typically discussed by future home buyers. As a buyer you would like to think if you are paying higher rates on your mortgage, you should be able to see a decrease in cost somewhere else. Unfortunately, these rates are rising because the economy is in better shape. As the economy succeeds, incomes rise, rates go up, as well as the price of the home.

A recent study by the John Burns Real Estate Consulting found mortgage rates have very little impact on the cost of the home. The housing market and price increases are affected by things like job growth in the area and rising wages. Coincidentally, these same factors are causing the rise in the mortgage rates since people can afford to take out more.

Bottom Line

As the economy progresses and strengthens, mortgage rates and home prices will fluctuate. It is a misconception as rates increase, home prices will decrease. Advances in the economy have shown that rates and home prices are more likely to increase together.
